Pay Grade:  Admin PG 5

Annual Work Days: 261

Primary Purpose:  Assist the Director in managing district maintenance and custodial operations. Help maintain physical school plants in a condition of operating excellence so that full educational use may be made at all times. Provide students with a physical learning environment that is safe, clean, attractive, and functional.

Qualifications:

Education/Certification:

  • Bachelor’s degree preferred

 

Special Knowledge/Skills:

  • Strong Spanish speaking and writing skills preferred
  • Strong leadership and team-building skills
  • Knowledge of custodial procedures and safety regulations
  • Ability to implement policy and procedures
  • Ability to manage budget and personnel
  • Ability to evaluate staff performance and enforce quality standards
  • Strong organizational, communication, and interpersonal skills
  • Proficient in using computer systems and facility management software

 

Experience:

  • Minimum of five (5) years of experience in custodial services, facility operations, or a related field
  • Supervisory experience required
  • School district or public sector experience preferred

Major Responsibilities and Duties:

  1. Supervise all aspects of operational functionality.
  2. Provide guidance, supervision and mentorship to foreman, leads and other employees, fostering their professional growth and ensuring adherence to departmental guidelines.
  3. Establish and review standards and work procedures for all operational staff.
  4. Work cooperatively with principals and district administrators to ensure a high standard of safety, cleanliness, and efficiency of building operations. 
  5. Perform regular evaluations to determine inefficiencies and implement process improvements.
  6. Assist with the recruitment, training, and supervision of departmental personnel and make sound recommendations concerning placement, transfer, retention and dismissal.  
  7. Review vendor invoices and quotes for purchase accuracy and final approval.
  8. Oversee operational vendor and subcontractor relationships and evaluate their effectiveness.
  9. Maintain an inventory control system of material and supplies needed for operational effectiveness.
  10. Assess and address the needs of building administrators to ensure customer satisfaction.
  11. Assist with and participate in the planning, preparation and execution of staff meetings.
  12. Prepare and implement preventive maintenance schedules and life-cycle plans for custodial equipment.
  13. Assist the Director in regular budget reviews and annual budget preparation.
  14. Manage operational work orders in the district’s CMMS.
  15. Perform disaster duty when needed.
  16. Attend professional growth activities to keep abreast of innovative techniques in maintenance operations.
  17. Respond to after hour calls and emergencies as needed.
  18. Other job duties as assigned by the Director.

Tools/Equipment Used: Standard office equipment including computer and peripherals; district vehicle

Posture: Prolonged sitting; frequent standing, kneeling/squatting, bending/stooping, pushing/pulling, and twisting; may work in tiring and uncomfortable positions

Motion: Frequent walking, climbing stairs/ladders/scaffolding; regular grasping/squeezing, wrist flexion/extension, and overhead reaching; frequent driving

Lifting: Regular moderate lifting and carrying (15–44 pounds); occasional heavy lifting (45 pounds and over)

Environment: Work outside and inside, on slippery or uneven walking surfaces; frequent exposure to extreme hot and cold temperatures, dust, noise, vibration; exposure to chemical and electrical hazards; work around machinery with moving parts; regularly work irregular hours; occasional prolonged hours; frequent district wide travel

Mental Demands: Maintain emotional control under stress
